Dilapidations

Schedules of dilapidation are an important part of the landlord tenant relationship and FES is able to act on the behalf of either party.
From the point of view of the tenant, it is important to understand the meaning of any clauses in the contract as some may require the building to be in better condition when the lease ends than at the start. In all cases it is advisable to commission a schedule of dilapidation when the lease starts, this can then be signed by landlord and tenant and a copy left with the solicitor. This schedule can then be referred to at the end of the lease.
From the landlords viewpoint, a schedule of dilapidation is the document used to enforce any of the repairing clauses in the lease. The dilapidation schedule will be served on the tenant towards the end of the lease and will include all repairs that the landlord and surveyor think need to be carried out in order that the property is returned to the state of repair required by the lease.
